We offer apartments on a ‘Lifetime right of Use’ basis. The purchase price is based on various factors including; size and location of the apartment and your age when you become resident in Ciudad Patricia.
No, you don’t have resident status in Spain. European law states that you must be resident in the country where you are staying for more than 183 days per year. You ultimately decide whether to take resident status.
Ciudad Patricia is a very international resort. The majority of residents are Dutch and English, but there are also; Belgians, Germans, Swiss and even Spaniards and Norwegians.
The resort is clearly defined for seniors. Therefore the minimum age to live here is 55 years old.
Apartamentos Ciudad Patricia has some furnished apartments for temporary stay. So your friends, family or acquaintances can reserve an apartment with 1 or 2 bedrooms for up to 3 people. However, at this time we don’t offer the possibility for long term rental. More information
We operate with a residents’ association, where the members are elected every 2 years. The association meets regularly with the owners of the resort. The residents also choose the auditing committee who are responsible for examining and auditing the annual accounts of the association, and also to set the budget for the following year.
At Ciudad Patricia, we attach great importance to the wishes of the residents. We hold an annual general meeting where all and any aspect of life at Ciudad Patricia can be discussed, concerned raised and future decisions taken!
In addition to the Annual General Meetings, we also hold regular 3-monthly meetings within the various nationality groups again where questions can be raised, requests made, and complaints dealt with. These are properly disclosed to the our co-ordinator, the focal point for the residents.
Park & Surrounding Areas
Apartamentos Ciudad Patricia is located in a 100,000 m² quiet verdant park at the foot of the Sierra Helada between Benidorm and El Albir on Spain’s Costa Blanca, 45km North of Alicante.
The resort is easily accessible from the A7 motorway (10 minutes) and Alicante Airport (50km). From the A7 take the exit Benidorm Levante. After you pass under the bridge, go over the first roundabout and down to the next roundabout where you turn left (last exit). After about 1km, you come to some traffic lights.
At the traffic lights turn right. Go straight through the next traffic lights. Follow the road around to the right and after about 500m, turn left just before Hotel Deloix, signposted Ciudad Patricia. Follow the road for about 400m to the entrance to the resort. Simply park and walk up to “Edificio Central”. Alternatively, you can also take bus 11 from downtown Benidorm. It stops right in front of the main building.

Golf enthusiasts can enjoy either of two nearby golf courses based bear Terra Miticà. In fact, the Costa blanca is renowned for it’s golf facilities and there are a further 5 courses within half an hour’s drive from Ciudad Patricia.
Ciudad Patricia was acquired in 2005 by Credo España SL (a VolkerWessels company) and Gericon España SL (affiliated with Agros Care Group in Schiedam). Credo is responsible for the building and management of apartments and Gericon has extensive experience in the field of care and service. It operates the nursing home, the central building and offers health and convenience services. Gericon and Credo and work closely together with the joint aim to make life for all residents as pleasant as possible at Ciudad Patricia.
What happens to the ‘Usufruct’ (lifetime right of use) contracts shouldApartamentos Ciudad Patricia goes bankrupt?
All contracts are officially registered at the bank, such that even in case of bankruptcy, your usufruct contact remains valid and can be transferred to any subsequent owner.
In exceptional circumstances we allow you to stage payments until your house is sold. We do expect your house sale to be completed within a reasonable time frame.
In the price list are the base prices based on being 65 years old when you buy. For the type A and C apartments you get 3500€ reduction for each year that you are over 65. If you are younger than 65, then there is an additional 3500€ for each year. For example, you’re 70 years you will receive 5 x 3500€ = 17,500€ reduction on the price list.
The service is currently 332,33€ per month (April 2021). The service fees are adjusted annually based on actual costs incurred. The service includes: maintenance of buildings, facilities, gardens, pools and the Central Building, office hours GP and 24-hour emergency medical follow-up, collective and individual water consumption, electricity of common areas, lifts, the doormen, the coordinator and activities home insurance and municipal taxes, such as sewage and waste disposal. So pretty much everything that has to do with living.
Specifically not included are; individual electricity bills, IBI and telephone. These you pay yourself.
You continue to be entitled either to benefits and pensions. Please consult your social security and pension company for further information.
If you live for more than 183 days a year in Spain, you should make a tax declaration in Spain. If less than 183 days per year, you must report your tax in your country of residence.
No, you can not mortgage a “uso vitalicio”.
We’re very proud to have opened our new indoor swimming pool at the end of November 2014. Specifically designed for both leisure and it’s therapeutic benefits, it enables residents to swim all year long.
The resort has various sports facilities including four swimming pools, a tennis court, mini golf and a bowling alley. In the central building you can make use of the library, free WIFI and use of two computers. We have an excellent restaurant and cafeteria with fantastic views over the valley.
Once a week we offer a shopping bus service to Albir, where there are 5 large supermarkets. We have twice weekly supervised gym sessionsm, and in the summer there is aqua jogging on the programme. Our coordinator also organizes regular activities and excursions and the residents themselves find it fun to take the initiative in organizing activities. In the main building there is also a Spa and Rehabilitation facility which you can use for a small fee.
Ciudad Patricia is known for it’s safety, something we take vary seriously. Each of the four buildings has it’s own caretaker who keeps an eye on things. Additionally, there is an entry barrier with security guard plus over 30 CCTV cameras which are constantly monitored by a reception and night porter.
You can make free use of the computer with internet access in the main building or login your own laptop to our wireless network. Of course, you are permitted to install internet access in your own apartment at your own cost.
The apartments range in size form from 77m² to 200m².
Most have two bedrooms, although there are also a number of apartments with 1 or 3 bedrooms.
Each apartment has a spacious terrace with some apartments enjoying a private garden.
We do have spacious garages of approx 40m² which can be purchased on a lifetime right of use basis, subject of course to availability.
Care & Services
The medical centre provides a service to support the daily life of the residents in Ciudad Patricia This customised care can range from light domestic help to intensive care.
Our restaurant – located in the Central Building – is open from Tuesday to Sunday (closed Mondays) where you can enjoy a delicious 3 course lunch with wine and bread. On weekends there is a special menu. Our restaurant owners are also experienced in home delivered meals which many of the residents also enjoy.
Yes. On request your apartment can be cleaned.
We offer a weekly shopping bus which goes to Albir on Friday. It drops off right next to the large “Mercadona”, and close by to 4 other large supermarkets are located. After 1.5 hours, you will be picked up and returned to Ciudad Patricia.
We offer a comprehensive laundry service, either drop off or delivery. The service also includes an ironing service.
Your mail is delivered in the main building daily and then you can either collect it or have it delivered to your home later the same day.
This is no problem. Our coordinator can help you understand. She is available on Monday, Wednesday and Friday from 10:00 to 11:00.
For transportation to and from Alicante airport, you can use one of various different transport options, depending on your personal situation; minibus, wheelchair bus or by car.
I would prefer to live in one of the higher buildings of Ciudad Patricia because of the beautiful view, but what if I’m less mobile in the future?
At the resort, you can use our shuttle service which makes frequent and regular rounds throughout the park. You can also rent a mobility scooter from the medical centre.
Some personal situations require special expertise. The medical service can also assist you in difficult times, for example care after surgery, specialist wound care, equipment use, etc.
Obviously, there is 24-hour medical assistance available. You can rest assured that you will be assisted in case of need in no time. You can optionally have a wireless alarm button installed in your apartment.
When you decide to go ahead, contracts will be drawn up and a deposit of 5% is payable, with the balance payable over the next three months. Special payment conditions are available upon request.
Although our Doctors are Spanish, they speak English very well. If you’re not sure, we will always be on hand to assist. We have dedicated English staff and the majority of staff speak very good English as well!
This is possible by means of a short stay of up to 2 weeks, It is, however, subject to availability, and we only allow one trial stay per family. We have apartments specifically set aside for this purpose.
Small pets are allowed, provided it does not cause a nuisance to other residents.
Alicante is the closest international airport (50km) with Valencia a little further (120km). Both airports have services from a number of low-cost airlines including: Transavia, Vueling and Ryanair.
